Does every Queensland tenant need end-of-lease pest control?

No. End-of-lease pest treatment is not automatically required for every Queensland tenancy. It may be required when:

  • Pest treatment is a reasonable condition of an approved pet agreement.

  • Your tenancy agreement contains an applicable special condition.

  • Your pet or activities have caused a pest problem.

  • Treatment is reasonably necessary to return the property to its original condition, excluding fair wear and tear.

Queensland’s Residential Tenancies Authority states that tenants generally need to return the property in the same condition it was in at the beginning of the tenancy, allowing for fair wear and tear. Property managers cannot require every tenant to use a particular pest-control company or pay a predetermined pest-control fee.

What does an end-of-lease pest treatment include?

Your treatment will be tailored to the property, the pest concerned and the requirements outlined by your property manager.

Depending on the agreed service, it may include treatment of:

  • Internal floor edges and skirting boards

  • Carpeted areas where flea treatment is required

  • Cracks, crevices and other potential harbourage areas

  • Accessible rooms and living areas

  • Relevant outdoor pet areas, when included in the quote

  • Common crawling pests specified in the service agreement

You’ll also receive an invoice and service record confirming that the treatment was completed.

Please tell us about any active infestation when requesting your quote. A significant or established pest problem may require a different treatment plan from a standard end-of-lease service.

End-of-lease flea treatments for pet owners

If you kept a pet at your rental property, your pet approval or tenancy agreement may require professional pest treatment before you leave.

Fleas can remain in carpets, floor gaps, pet bedding and sheltered areas even after the property has been cleaned. Our end-of-lease flea treatment targets the areas where flea activity is most likely to occur.

For best results, arrange the pest treatment:

  • After the property has been emptied.

  • After your final cleaning and carpet cleaning have been completed.

  • Before returning the keys to the property manager.

FREQUENTLY ASKED QUESTIONS

Is end-of-lease pest control compulsory in Queensland?

Not for every tenancy. It depends on the circumstances, the property’s original condition and any valid conditions associated with keeping a pet. Check your tenancy documents or contact the Queensland RTA if you’re uncertain.

When should I book the treatment?

Book early enough to secure your preferred appointment, but schedule the actual treatment after the property has been emptied and the final cleaning has been completed.

Should pest treatment happen before or after carpet cleaning?

Pest treatment should generally be completed after carpet cleaning. Cleaning the carpets afterwards will interfere with treated areas.

Does the service include carpet cleaning?

No. Carpet cleaning and pest control are separate services unless your quote expressly says otherwise.

Is flea treatment included?

We can provide an end-of-lease flea treatment when requested. Tell us what your agreement requires and whether dogs, cats or other pets were kept at the property.

Do you provide proof of treatment?

Yes. We can provide an invoice or service record confirming the agreed treatment was completed.

Do I need to leave the property during treatment?

Usually, people and pets must leave the treatment area and remain out for the specified re-entry period. We’ll give you the applicable instructions before or during your appointment.

Can my property manager make me use a particular company?

Queensland RTA guidance says a property manager or owner cannot require a tenant to use a particular pest-control provider. Check the RTA’s current guidance or seek tenancy advice for your circumstances.

What if the property has an active infestation?

Let us know before booking. An active or established infestation may need a more comprehensive treatment than a standard end-of-lease service and could affect the price.
